Effective Date: September 14, 2026

By making a reservation through Red Door Stay, the guest making the reservation (“Guest,” “you,” or “your”) agrees to these Terms & Conditions, the applicable property rules, and any rental agreement associated with the reservation.

These Terms apply to direct reservations made through the Red Door Stay website and any other direct booking method offered by Red Door Stay.

1. Reservations

A reservation is not considered fully confirmed until all required payments, guest information, identification (if requested), and any required rental agreement have been completed.

The individual making the reservation is responsible for the reservation and for ensuring that all members of the group and visitors comply with these Terms and the property’s rules.

Red Door Stay reserves the right to cancel a reservation when required booking information or payment is not received by the applicable deadline.

2. Age Requirement

The primary Guest must meet the minimum booking age stated for the individual property and must remain at the property for the duration of the reservation.

Reservations may not be made on behalf of another group unless Red Door Stay has provided prior written approval.

Red Door Stay may request government-issued identification to verify the identity and age of the primary Guest.

3. Payment

Guest agrees to pay the rental rate, taxes, cleaning fees, and any other charges disclosed during the booking process.

By providing a payment method, Guest represents that Guest is authorized to use that payment method and authorizes charges associated with the reservation in accordance with the booking terms.

Any payment schedule and balance due date displayed during checkout or on the reservation confirmation will apply to the reservation.

Failure to make a required payment may result in cancellation of the reservation.

4. Cancellations & Refunds

The cancellation policy displayed during the booking process and associated with the Guest’s reservation will govern the reservation.

Guests should carefully review the cancellation policy before booking.

Unless otherwise stated in the applicable cancellation policy, refunds will not be provided for late arrivals, early departures, changes in personal circumstances, illness, transportation problems, or a Guest’s decision not to use the property.

When Red Door Stay agrees in writing to attempt to rebook canceled dates, any refund based upon rebooking will be limited to the amount actually recovered from the replacement reservation, less any applicable fees or other amounts disclosed to the Guest.

Red Door Stay strongly recommends purchasing appropriate travel insurance.

5. Weather & Travel Conditions

Hocking Hills is a rural area, and weather conditions can change quickly.

Snow, ice, rain, storms, fallen trees, road conditions, and other weather-related events may make travel more difficult.

Unless otherwise required by law or specifically provided by the applicable cancellation policy, weather conditions, attraction closures, road conditions, or a Guest’s inability to travel do not automatically entitle the Guest to a refund.

Guests are responsible for monitoring weather and road conditions and traveling in an appropriately equipped vehicle.

6. Check-In & Check-Out

Guests may enter the property beginning at the confirmed check-in time and must vacate the property by the confirmed check-out time.

Early check-in and late check-out are permitted only when approved in advance by Red Door Stay.

Unauthorized early arrivals or late departures may interfere with cleaning and preparation for other guests and may result in additional charges when permitted by the reservation agreement and applicable law.

7. Maximum Occupancy

The number of overnight guests may not exceed the maximum occupancy established for the property.

Only registered guests and authorized visitors may be on the property.

Guest must obtain permission before bringing additional visitors to the property when required by the property’s rules.

Exceeding occupancy limits or hosting unauthorized gatherings may result in termination of the stay, subject to applicable law, and additional charges where authorized.

8. Parties & Events

Parties, large gatherings, receptions, and events are prohibited unless Red Door Stay has provided express written authorization.

Guests must respect neighboring properties and the peaceful nature of the Hocking Hills area.

Excessive noise, disruptive behavior, illegal activity, or conduct that creates a safety risk is prohibited.

9. Smoking

Smoking and vaping are prohibited inside Red Door Stay properties unless a particular property expressly states otherwise.

Guests may be responsible for reasonable costs associated with smoke remediation, odor removal, damaged furnishings, or additional cleaning resulting from a violation of this policy.

10. Pets

Pets are permitted only at properties specifically designated as pet-friendly and only in accordance with the property’s pet policy.

Undisclosed or unauthorized animals may result in additional cleaning or damage charges where permitted.

Nothing in this provision is intended to restrict rights concerning service animals under applicable law.

11. Damage & Excessive Cleaning

Guest is responsible for damage caused by Guest, members of Guest’s party, visitors, or animals brought onto the property during the reservation, except for ordinary wear and tear.

Guest may also be responsible for missing property and reasonable costs resulting from excessive cleaning, unauthorized smoking, unauthorized pets, damaged linens or furnishings, or other violations of the rental agreement.

Guests should promptly report accidental damage so Red Door Stay can address the issue.

12. Hot Tubs, Pools & Saunas

Certain Red Door Stay properties may include hot tubs, swimming pools, saunas, or similar amenities.

Use of these amenities involves inherent risks, including slipping, falling, drowning, burns, overheating, dehydration, and other injuries.

Guests are responsible for using these amenities responsibly and following posted instructions.

Children must be appropriately supervised by a responsible adult.

Glass containers are prohibited in or around pools and hot tubs.

Guests should not use a hot tub or sauna when doing so would be medically inadvisable. Guests who are pregnant or have health concerns should consult an appropriate healthcare professional before use.

Guests use recreational amenities subject to the risks ordinarily associated with such activities, to the extent permitted by applicable law.

13. Fireplaces, Fire Pits & Grills

Guests must use fireplaces, outdoor fire pits, grills, and similar equipment responsibly and according to provided instructions.

Fires must never be left unattended.

Guests are responsible for observing local burn restrictions and any property-specific fire rules.

Where a complimentary first bundle of firewood or propane is provided, additional supplies may be the Guest’s responsibility unless otherwise stated.

14. Rural Property & Wildlife

Red Door Stay properties are located in a rural and wooded environment.

Guests may encounter wildlife, insects, ticks, mosquitoes, spiders, snakes, uneven terrain, tree roots, falling branches, mud, snow, ice, steep areas, gravel surfaces, and other conditions normally associated with wooded and rural properties.

Guests should exercise appropriate caution and supervise children.

Wildlife should never be approached or fed.

15. Internet, Utilities & Amenities

Red Door Stay makes reasonable efforts to maintain advertised utilities and amenities.

However, internet service, electricity, water, HVAC systems, hot tubs, pools, saunas, fireplaces, appliances, and other amenities can occasionally experience outages or mechanical problems beyond Red Door Stay’s immediate control.

Guests should notify Red Door Stay promptly of any problem so reasonable efforts can be made to correct it.

Temporary interruption of an amenity does not automatically entitle Guest to a refund, although Red Door Stay will address situations reasonably and in accordance with applicable law and the circumstances.

16. Property Access

Red Door Stay respects Guest privacy.

However, Red Door Stay, its employees, contractors, or authorized representatives may access the property when reasonably necessary to respond to an emergency, protect persons or property, perform necessary repairs or maintenance, investigate a reported problem, or address a material violation of the rental agreement, consistent with applicable law.

Whenever practical, reasonable notice will be provided.

17. Security & Personal Property

Guests are responsible for securing doors and windows and protecting their personal belongings.

Red Door Stay is not responsible for lost, stolen, or forgotten personal property except to the extent responsibility cannot legally be excluded.

Guests who leave belongings behind should contact Red Door Stay promptly. Shipping and handling costs for returning items may be charged to the Guest.

18. Safety

Guests must use the property, furnishings, appliances, recreational amenities, stairs, decks, patios, trails, and outdoor areas responsibly.

Children must be appropriately supervised.

Guests should immediately report dangerous conditions, damaged equipment, or safety concerns.

In an emergency involving immediate danger, Guests should call 911 before contacting Red Door Stay.

19. House Rules

Each property may have additional rules specific to its amenities, location, septic system, parking arrangements, pool, hot tub, sauna, fireplace, or other features.

Property-specific rules provided before or during the stay are incorporated into these Terms to the extent disclosed as part of the reservation.

20. Violation of Terms

A material violation of these Terms, the rental agreement, occupancy restrictions, or applicable law may result in termination of occupancy when legally permitted.

Guests may remain responsible for charges, damages, or other amounts arising from the violation.

21. Assumption of Risk & Limitation of Liability

Guest acknowledges that vacation rental properties and their recreational and outdoor amenities involve ordinary and inherent risks.

To the fullest extent permitted by Ohio law, Guest accepts responsibility for Guest’s own conduct and use of the property and amenities.

Nothing in these Terms is intended to waive or limit any right or liability that cannot legally be waived or limited.

22. Indemnification

To the extent permitted by applicable law, Guest agrees to be responsible for claims, damages, or expenses arising from Guest’s own negligent, reckless, unlawful, or intentional conduct, or that of Guest’s invitees, during the reservation.

This provision does not require Guest to indemnify Red Door Stay for liability that cannot lawfully be shifted to Guest.

23. Privacy

Information collected during the booking process may be used to process reservations, communicate with Guests, provide services, prevent fraud, comply with legal obligations, and operate Red Door Stay.

Payment information may be processed by third-party payment processors and booking technology providers.

Any separate Privacy Policy posted on the website also applies.

24. Electronic Communications & Agreement

Guest agrees that reservation confirmations, rental agreements, notices, and other communications may be delivered electronically.

By checking an acceptance box, electronically signing a rental agreement, submitting payment, or completing a reservation after being presented with these Terms, Guest acknowledges and agrees to the applicable Terms & Conditions.

25. Governing Law

These Terms and any direct reservation governed by them will be interpreted under the laws of the State of Ohio, without regard to conflict-of-law principles, except where applicable law requires otherwise.

Any venue, arbitration, jury-waiver, or other dispute-resolution provision should be contained in the applicable rental agreement or separately approved terms.

26. Severability

If any provision of these Terms is determined to be invalid or unenforceable, the remaining provisions will continue in effect to the fullest extent permitted by law.

27. Changes to These Terms

Red Door Stay may update these Terms periodically.

The Terms applicable to a reservation will generally be those presented to the Guest in connection with that reservation, subject to any changes required by law or subsequently agreed to by the parties.

28. Contact

Questions regarding a reservation or these Terms should be directed to Red Door Stay using the contact information provided on the Red Door Stay website or reservation confirmation.

Guest Acknowledgment

By completing a reservation, Guest acknowledges that Guest has had an opportunity to review these Terms & Conditions, the property’s cancellation policy, applicable house rules, and any rental agreement presented during the booking process.

Guest agrees to be responsible for ensuring that all members of Guest’s party comply with the applicable rules and conditions.
